Example for buying and selling your home

  1. Selling a freehold property example:

This example is based on a sale price of £133,000.

  • Legal fees – £595 + VAT.
  • VAT – £99.

In addition to the above, you may also have to pay other costs and disbursements*. An example of the additional sums you may have to pay:

Title register – £3.

Title plan – £3.

Additional title documents (per document) – £3.

Fees for verification of identification (per person) – £12 (including VAT).

2. Buying a freehold property example:

This example is based on a purchase price of £250,000.

  • Legal fees £1,045 + VAT.
  • VAT £209.

In addition to the above, you may also have to pay other costs and disbursements*. An example of the additional sums you may have to pay:

Property searches (local, drainage, environmental) – £169.10.

Land Registry Search fee – £3.

Bankruptcy search fee (per name) – £2.

Lawyer checker fee – £14.40

Fee for online Identification verification (per name) – £12 (including VAT).

Registration fee – £135.

Bank transfer fee (per transfer) – £42 including VAT.

Stamp duty is £0 – temporary change due to Stamp Duty Holiday in England for property up to £500,000 and in Wales up to £250,000 up until 30th June 2021.

£5,0001 – £10,000 – 15%

£10,001 – £50,000 – 10%

£50,001 – £99,999.99 – 5%

£100k + – 2.5%

*These costs apply up to the*Disbursements are costs involved in the process that are payable to someone else. These costs are fixed and are payable by everyone.
